Repair, or Time to Replace?
You may be here because the boards feel soft or the railing moves. Our work is replacing aging decks rather than patching them, so the first thing worth settling is which one your deck actually needs.
What you can see from the walking surface does not always show what is happening below it, so we start underneath.
Some of it only shows once boards or skirting come off. We price what we can actually see, and anything we find later gets talked through and approved before it goes ahead.
Where we can get access, we check the condition of:
- The framing, and any visible damage to it
- The ledger where the deck meets your house, and the flashing behind it
- Posts, footings, and how the deck is carrying its load
- Stairs, and the connections holding things together
- Where water is running, and where it is sitting instead
When a Rebuild Makes More Sense
We specialize in complete replacements. If the structure is in good shape and the problem really is isolated, a smaller repair may be all you need, and we'll tell you that even though it isn't work we take on.
When the damage runs across the frame instead of sitting in one spot, repairs tend to lead to more repairs. That's the point to look at replacing the deck, so the footings, framing, flashing and surface are planned together.
We'll explain what a replacement would involve and give you an estimate. If a smaller repair looks sufficient, we'll tell you.
Your rebuild could include the following. Your written estimate will list the included work:
- Tear-out and haul-away of the old deck
- New footings and framing
- Premium PVC decking
- Flashing and water management as part of the build
- An under-deck drainage system, if you want one
- Railings, stairs and lighting
Why We Rebuild in Premium PVC
We use TimberTech Advanced PVC decking because it needs less upkeep than wood. The boards don't absorb moisture like wood and need cleaning without regular sanding or staining.
The frame underneath is still wood. It needs ongoing care, along with any railings, hardware and drainage.
Qualifying TimberTech Advanced PVC collections have a limited lifetime manufacturer product warranty for residential use. It covers the boards, not installation labor. Fade and stain coverage varies by collection.
What that changes day to day:
- No staining, sanding or sealing the deck boards
- A smoother surface underfoot than weathered wood
- Good moisture resistance in a climate that tests it
- A range of colors and wood-grain finishes
Details That Make the Deck Work for You
Stairs, drainage and built-in features are options. We'll discuss what fits and include your choices in the estimate.
Under-deck drainage
An optional system that collects water beneath the boards and drains it away. It can help you use the space below, though wind-blown rain and other moisture can still get in.
Finished edges
Covers the exposed framing around the outside so the deck looks finished from the yard.
Skirting
Covers the gap beneath the deck, with ventilation and access panels. It doesn't seal the space or keep all animals out.
Gutters
Carries rain off the cover and away from the deck.
Built-in seating
Built-in benches give you extra seating without adding more chairs.
Deck stairs
Steps set to an even rise, with a landing at the bottom.
A Deck For All Seasons
Choose the features that suit how you use your deck. We'll list your choices in the estimate.
Pergola
Adds some shade while keeping the deck open to the backyard.
Deck Roof
A roof gives you a covered spot for a table and chairs. Rain can still blow in through the open sides.
Privacy Screen
Adds privacy from neighbors and nearby homes.
Cable Railing
A simple railing option that keeps the deck feeling open.
Drink Rail
A wider railing top gives you a place to set a drink or plate.
Deck Lighting
Lights along the steps and railing help you see where you're walking after dark.

Deck Replacement Questions
How do I know when a deck is past repairing?
It comes down to the frame more than the boards. If the joists, the ledger and the footings are in good shape, replacing the deck probably isn't urgent. Where there's damage in several of them, or movement you can feel underfoot, it's worth pricing a replacement. We look at what we can reach and tell you what we found.
Is it cheaper to repair or replace my deck?
A single repair costs less on the day. Over a few years it depends on how much of the structure is involved, and on an older deck one repair is often not the last. We price replacements, not repairs, so what we can give you is a clear figure for the replacement. If we think a smaller repair would sort it, we'll tell you that too.
What is a ledger board and why does it matter?
The ledger is the board holding your deck to the house. It carries a large share of the deck's weight, and water getting in behind it can cause damage you cannot see from above. It is one of the first things we look at, because it tells us a lot about the condition of the rest.
Why does my deck feel bouncy?
Bounce can come from joist spans, blocking that has worked loose, or damage in the frame. It isn't automatically dangerous, but it's worth finding out what's causing it. We'd rather look than guess.
Can you replace part of a deck and leave the rest?
For small isolated repairs we are generally not the right fit, and we would rather say so than take work we are not set up for. Our focus is complete deck replacements and new PVC decks. Where deterioration is showing in one area of an aging deck, that is usually worth looking at as a whole — the conditions that took one part have been working on the rest for the same number of winters. If you are weighing a new surface against a full replacement, we walk through how to tell.
Do you haul the old deck away?
Yes. On a rebuild, taking the old deck out, hauling it away and the dump fees are all in the price we give you, and your estimate says exactly what is coming out. We keep the debris contained while we work and clear our work area before we finish. If there is material that needs special handling, we price that up front too.
Do I need to move furniture or planters before you start?
Please clear furniture, pots and the grill before we start. We will discuss anything you cannot move at the visit. Hot tubs, built-in planters or anything needing disconnection or lifting equipment take their own plan.
